We are currently expanding and seeking a motivated Project Manager / Estimator who can take ownership of projects from the first client meeting to the final walkthrough.




Position Overview



This is not a 9-to-5 desk job. As a Project Manager / Estimator with GEM LLC, you’ll manage the entire process: meeting clients, writing estimates, winning jobs, scheduling and managing subcontractors, coordinating materials, and ensuring every project is completed on time, on budget, and to GEM’s high standards.


Your pay will be performance-based — directly tied to the size and number of projects you successfully run. If you’re a self-starter who thrives on results, this is an opportunity to earn far more than a traditional salary position.

Responsibilities



  • Meet with potential clients, gather project details, and create detailed estimates.
  • Follow up with clients to close contracts and secure projects.
  • Hire, screen, and coordinate subcontractors for each project.
  • Order and coordinate delivery of all necessary materials.
  • Supervise projects daily to ensure timelines, budgets, and quality standards are met.
  • Provide updates to clients and maintain positive relationships throughout the project.
  • Resolve jobsite issues quickly and efficiently.
  • Ensure all punch list items are completed and secure final client sign-off.





Requirements



  • Residential remodeling experience required (kitchens, bathrooms, additions, etc.).
  • Strong estimating and project management skills.
  • Ability to manage subcontractor crews and coordinate multiple moving parts.
  • Excellent organizational and communication skills.
  • Must have reliable transportation, a cell phone with data, and a laptop.
  • Must carry a professional attitude and work ethic — no excuses, just results.
  • Commitment to long-term growth — not a short-term role.
  • Liability insurance required (can be covered under GEM if necessary).
  • Ability to pass a background check.
